TERMS & CONDITIONS

Applicable to all Direct Bookings

1. Agreement

By confirming a reservation with NUMA Holiday Homes ("NUMA"), the guest ("Guest") acknowledges that they have read, understood, and agreed to these Terms & Conditions. These terms are designed to ensure a safe, comfortable, and enjoyable experience for every guest while protecting our properties and communities.

2. Booking Requirements

The primary guest must be at least 21 years old.

A valid passport or government-issued identification for all guests must be provided before check-in.

Reservations are strictly for accommodation purposes only.

Parties, gatherings, events, commercial activities, or any unauthorized use of the property are prohibited.

The number of occupants may not exceed the maximum occupancy shown in the reservation.

Reservations cannot be transferred, assigned, or sublet.

3. Payment Policy

All reservations require full payment in advance to be confirmed.

NUMA accepts secure online payments through approved payment gateways only.

Cash, PayPal, cryptocurrency, or other unapproved payment methods are not accepted.

The payment card must belong to the primary guest.

If the cardholder's name does not match the reservation, NUMA reserves the right to cancel the booking and refund the payment after deducting any applicable administrative fees.

All prices and payments are processed in United Arab Emirates Dirhams (AED).

4. Security Deposit

A refundable security deposit is required before check-in:

AED 1,500 – One-Bedroom Apartments

AED 2,000 – Two-Bedroom Apartments

The deposit will normally be refunded within 7 days after check-out, subject to a satisfactory property inspection.

NUMA reserves the right to deduct charges for:

• Property damage
• Missing inventory
• Excessive cleaning
• Smoking violations
• Lost keys or access cards
• Any breach of these Terms & Conditions

Where damages exceed the security deposit, the Guest authorizes NUMA to recover the remaining balance using the payment method provided.

5. Check-In & Check-Out

Standard Check-In: 4:00 PM

Standard Check-Out: 11:00 AM

Early check-in and late check-out are subject to availability and additional charges.

Unauthorized late departures may be charged up to one additional night's accommodation.

Failure to vacate the property by the approved departure time may result in additional charges and forfeiture of the security deposit.

6. House Rules

Guests agree to:

Respect all building regulations and community rules.

Keep noise levels to a minimum.

Maintain the apartment in good condition.

Report maintenance issues promptly.

The following are strictly prohibited:

Smoking inside the property (AED 3,000 penalty)

Parties or events

Excessive noise

Illegal activities

Unauthorized pets unless previously approved in writing

Lost keys or access cards incur a replacement fee of AED 2,000.

NUMA reserves the right to terminate the stay without refund if these rules are violated.

7. Cancellation Policy

NUMA Holiday Homes follows a Moderate Cancellation Policy.

Cancellation 5 or more days before arrival: 100% refund

Cancellation within 5 days of arrival or after check-in: Non-refundable

Refunds, where applicable, will be processed to the original payment method within 7–14 business days, depending on banking institutions.

No refunds will be issued for:

Early departures

No-shows

Evictions due to rule violations

NUMA reserves the right to cancel reservations due to unforeseen circumstances such as emergency maintenance or safety concerns. In such cases, guests will receive either a full refund or alternative accommodation where available.

8. Stay Extensions

Guests wishing to extend their stay should contact NUMA at least three (3) days before departure.

Extensions remain subject to availability and must be fully prepaid before confirmation.

9. Liability

Guests are responsible for all occupants and visitors included in their reservation.

NUMA Holiday Homes shall not be liable for:

Loss or theft of personal belongings

Personal injury

Accidents occurring during the stay

Circumstances beyond our reasonable control

Guests accept responsibility for any damages resulting from negligence or misuse of the property.

10. Governing Law

These Terms & Conditions shall be governed by the laws of the United Arab Emirates.

Any disputes arising from these Terms shall fall under the exclusive jurisdiction of the Courts of Dubai, UAE.

11. Acceptance

By completing a reservation and making payment, the Guest confirms that they have read, understood, and accepted these Terms & Conditions in full.
